  • Cottage Village Apartments

    Cottage Village Senior Apartments is a senior development for low and very low-income senior residents. The project consists of forty (40) one-bedroom one-bath units and eight (8) two-bedroom one-bath units. Units were constructed in eleven (11) four-plex buildings and two (2) duplex buildings. Only two of the four-plex buildings are two story; thus, only four units are 2nd story units. 42 of the units are ground level accessible with six provided at a second level.

  • Fairgrounds Village

    The Fairgrounds Village project, located in South Stockton, is a collaborative effort between the Housing Authority County of San Joaquin (HACSJ), Delta Developers Community Corp. (DCDC), 3 Leaf Holdings, DFA Development, Atlas Properties, and the State of California. This initiative aims to transform nearly 100 acres of the original Stockton fairgrounds into a sustainable and vibrant mixed-use community. HACSJ and DCDC will work to provide affordable and workforce housing to low-income families throughout San Joaquin, while Atlas Properties will lead the development of private, market-rate, and commercial properties.

  • Victory Gardens

    Victory Gardens is DFA’s first housing project for homeless veterans. DFA partnered with the Housing Authority County of San Joaquin to secure financing from State Veteran Housing and Homelessness Prevention (VHHP) funds and Low Income Housing Tax Credits. The VHHP funds covered $6.8 million of the costs. This is the first time in the history of the VHHP program that a San Joaquin County project has been awarded. The development was also awarded $19.6 million in federal tax credits.

  • Rose Creek Homes

    We are in the preliminary stages of offering quality housing for first time buyers in the Rose Creek subdivision. Orchard Homes and Trinity Development and Construction Inc. will be collaborating on these new homes. Rose Creek is a new community of single-family homes with 1,624-2,031 sq. ft., 3-4 bedrooms and 2-3 baths. The homes have open, livable floor plans featuring spacious great rooms, functional kitchens and elegant owner’s suites with large walk-in closets. The locations is great for commuting with easy access to the freeway and Stockton Metropolitan Airport.

  • CalWeber 40

    Cal Weber 40 is a 40-unit affordable housing development in downtown Stockton and is located at the intersection of N. California St. and E. Weber Ave in Stockton, CA. The two existing commercial buildings known as the McKeegan building (88 years old) and the Cal Weber building (125 years old) were gutted, seismically upgraded and adaptively renovated into 40 residential family units, 39 affordable to low and very low -income families and one unit for the on-site manager. This “adaptive re-use” allowed for the smallest carbon footprint and therefore the “greenest” construction method all while preserving the city’s history with the partial conservation of the original structure. This construction method has set a good example for the future redevelopment of downtown Stockton.

  • Walnut Apartments

    Walnut Apartments is located in the small, coastal rural community of Fort Bragg located 3 hours north of San Francisco. The City’s history is deeply rooted in fishing and logging as it is surrounded by beaches, forests, and rivers. DFA Development partnered with Building Better Neighborhoods in this acquisition/rehabilitation project, whose mission is to carry out community and economic development activities for the community in Mendocino County.

  • Medici Artist Lofts

    The medico dental building has towered over Stockton, California for 90 years. It is a tribute to the city’s rich history. In 2020, DFA Development turned Stockton’s most iconic building into a sanctuary for artists and creative individuals. The Medici Artist Lofts has redefined Stockton’s arts and culture scene by becoming a beacon of creativity for the entire central valley. The majority of the building was transformed into one, two, and three bedroom residences geared toward the city’s artists, musicians, writers, and anyone else who derives a portion of their livelihood through creative endeavors

  • Pleasant Valley Pines

    Developed by DFA Development, Pleasant Valley Pines apartments is an affordable rental housing community located in Coalinga, CA. Pleasant Valley Pines apartments is an affordable housing community with 1 Bed(s) to 3 Bed(s) apartments units. Pleasant Valley Pines is a HUD Apartment. HUD residents usually pay 30% of their gross income for rent. The rent amount, less approved HUD deductions such as medical and child care expenses, and other allowances, includes a utility allowance. HUD Residents also may choose to pay what is known as flat rent. The HACC works with applicants to determine which rent arrangement is best for them. Pleasant Valley Pines is a Family low income housing apartment subsidized by the federal governments HUD (Housing and Urban Development Division).

  • CalWeber 40 Commercial

    Cal Weber 40 Commercial is the ground floor retail portion of a mixed-use building located at the intersection of N. California St. and E. Weber Avenue in Stockton, CA. The development of this mixed-use project began with two existing buildings known as the McKeegan building and the Cal Weber building. These buildings were in serviceable condition and were well suited for an adaptive re-use approach, which would facilitate the city’s long-term goal of revitalizing the downtown area. Adaptive re-use is the method of development with the smallest carbon footprint and therefore the “greenest” construction method.   • Garden Valley Apartments

    Garden Valley Homes is an affordable multi-family rental housing project that adds 70 units of much needed affordable housing in California’s central valley. Developed by DFA, the project is located in the city of San Joaquin and is managed by DKD property management. Development and construction was financed through an allocation of low-income housing tax credits, Section 515 Rural Rental Housing, Section 521 USDA Rental Assistance, and Section 538 Guaranteed Rural Rental Housing. The project includes 1, 2, 3 and 4 bedroom apartments with modern finishes in the interiors, residential and guest parking, a children’s playground, and an on-site laundry facility.

  • Springhill Gardens

    Springhill Gardens Apartments is a 242 unit affordable Multi-Family housing community located in Grass Valley, California. Developed by DFA Development, this location offers a serene environment amongst redwood trees.

  • Hallmark

    Hallmark Apartments offers 47 low income one and two bedroom units in Lamont, California. DFA Development facilitated this Low Income Housing community which has rent and income restrictions based on the Area Median Income.

  • Gridley Springs

    Gridley Springs was built in part with financing obtained through the Low Income Housing Tax Credit (LIHTC) program. In addition to providing apartments for low-income households, this property could include some market rate units. Households earning 60% or less of the Area Median Income (AMI) qualify for targeted rental units in LIHTC financed housing.

  • Oakhurst Apartments

    Oakhurst Apartments is an affordable multi-family rental housing project situated in the beautifully wooded foothills just a quick drive away from Yosemite. The project is nestled within the quiet town of Oakhurst and provides 100% affordable rental housing to low-income individuals and families. The various two-story buildings are uniquely situated at a variety of elevations and the exterior design blends in well with the surrounding nature.
